  • We complete a no obligation, detailed pre-search appraisal which allows us to focus on your precise requirements, and which on receipt of your written instructions, results in a planned and efficient search.
  • You will have access to our years of experience of the property market and our established contacts in the area covered and thus access to our knowledge of pricing.
  • A buyer/renter represented by a search agent is perceived to be committed and this combined with our own persistence can help you to get to the top of an estate agents "Hot List". We thus often hear about properties before agents particulars have been prepared and help to get you ahead of the competition.
  • We have knowledge of property for sale and rent which is not always listed with estate agents and to which ordinary members of the public have no access.
  • Often properties on offer can fail to live up to expectations. Photographs can be particularly flattering We preview all properties and will only show you those that we believe meet your criteria and thus we prevent you from wasting your valuable time inspecting inappropriate properties.
  • We will accompany you to all viewings and offer our opinion as to the advantages and disadvantages of each property. In respect of purchases we will provide you with a written report on all properties viewed to help you make structured and rational purchasing decisions. For rentals we will offer you verbal commentary on the advantages and disadvantages of any particular property.
  • Estate agents acting for the seller are duty bound not to disclose certain material information regarding a seller's status but as your agent we can legitimately receive access to this information which can assist during price negotiations.
  • As we are emotionally detached from the transaction, then on your behalf, we can often negotiate more effectively with the seller/landlord regarding both price and the terms of the contract.
  • With regards purchases, when you have had your offer on your chosen property accepted we will liaise with your lawyers and brokers, the sellers/their agents, and any other interested parties in order to see the matter through to exchange of contracts. In respect of rental searches we can assist you in collating your references and liaise with any appropriate parties to ensure the tenancy agreement is drafted and signed with minimal delay.
  • Having spent many years in the London property market we have contacts with proactive mortgage brokers, solicitors, engineers, architects and surveyors should these additional services be required.
